Petaluma is essentially two cities split by Highway 101, and the roofing realities are completely different on either side. West Petaluma — the historic downtown, the McNear neighborhood, the streets of Victorians and Craftsman homes around D and Western — has roofs that range from carefully restored period-correct compositions to overlooked mid-century re-roofs that are now well past their service life. East Petaluma is newer subdivision territory: Adobe Creek, Eastside, and the developments off Sonoma Mountain Parkway built largely in the 1990s and 2000s, with mostly architectural shingle roofs on a fairly synchronized aging cycle. Yes. Properties in the City of Petaluma's Historic Commercial and Historic Residential overlay districts go through design review for any visible roof change — including color and material. We submit the application and supporting materials and have completed multiple historic-district roof projects.
Marine air shortens the life of low-grade metal coatings and corrodes ungalvanized fasteners. On asphalt shingles, the persistent moisture promotes algae growth (less than in Sebastopol but still notable). We compensate with PVDF-coated metal, stainless fasteners, and AR-rated shingles whenever possible.
