Materials & Systems
TPO (thermoplastic polyolefin)
The dominant new-construction commercial spec for the past decade. Mechanically fastened or fully adhered single-ply membrane in 60- or 80-mil thickness. White TPO carries high SRI (typically 0.78+), satisfies Title 24 cool-roof requirements, and qualifies for ENERGY STAR. Realistic Sonoma County service life: 20–25 years on a quality install. Manufacturer NDL warranties to 20+ years.
EPDM (rubber membrane)
60-year track record, the most proven single-ply system in commercial. Black EPDM is the default but no longer Title 24 compliant in many California climate zones; white EPDM is available at a cost premium. Realistic field life: 25–30 years. Strong choice for re-roofing existing flat commercial where energy performance isn't a primary driver.
Modified bitumen
Multi-ply asphalt-modified membrane — torch-applied or self-adhered. Heavier, more redundant than single-ply. Right answer for high-traffic roofs (HVAC service routes, frequent maintenance access) and for owners who prioritize redundancy over single-ply seam quality.
Standing-seam metal (sloped commercial)
On any commercial roof with 3:12 pitch or steeper, standing-seam metal delivers the lowest 50-year lifecycle cost. 24-gauge steel with concealed clip fasteners. Strong fit for ag operations, owner-occupied facilities, fire-zone commercial, and architecturally visible buildings.
Restoration coatings (silicone / acrylic)
For aging single-ply or modified bitumen with 5+ years of life remaining: a fluid-applied silicone or acrylic coating extends service life 10–15 years at roughly 30–40% of full replacement cost. Often qualifies for the same Title 24 cool-roof credit as a new white membrane.
