    How Long Does a Roof Last in Sonoma County's Climate?

    Short answer: in Sonoma County, knock 3 to 7 years off whatever the manufacturer's brochure tells you.

    Manufacturer ratings come from controlled lab testing. Real-world durability depends on UV intensity, marine moisture, attic temperature, ventilation, installation quality, and increasingly, smoke deposits from fire seasons. Here's what we actually see in the field.

    Why the Gap Between Brochure and Reality?

    UV intensity

    Inland Sonoma County summers regularly hit 95°F+ for stretches of 5–10 days. Roof surface temperatures in direct sun reach 150–170°F on dark shingles. UV degrades the petroleum binders in asphalt; heat cycles accelerate granule loss.

    Sebastopol, Occidental, Forestville, Bodega — coastal-influenced areas — see less UV but more marine moisture and shade-driven moss.

    Marine air and moss

    West County and the Russian River corridor get fog drift and high humidity. North-facing slopes that don't get afternoon sun stay damp, and moss takes hold. Moss-trapped moisture is the single biggest enemy of asphalt shingles in our climate.

    Attic ventilation

    Most pre-2000 homes were under-vented relative to modern code. An under-ventilated attic in Healdsburg in August can reach 140°F, baking the underside of the deck and shortening shingle life by 20–30%. Fixing ventilation during a re-roof is the highest-ROI upgrade we make.

    Wildfire smoke

    Newer factor, but real. Several weeks of heavy smoke each fall deposit fine particulates that hold moisture, accelerate granule weathering, and clog ridge and soffit vents. We've started recommending annual roof rinsing in heavy smoke years — soft-wash only, never pressure.

    Predicting Your Roof's Remaining Life

    We grade every inspection on a simple A/B/C/D scale:

    • A — like new, 80%+ life remaining.
    • B — middle-aged, 50–80% remaining, no immediate action needed.
    • C — declining, 25–50% remaining, start budgeting and plan within 3–5 years.
    • D — failing, under 25% remaining, replace before next winter.

    If you've never had a documented roof inspection, you're guessing. A 30-minute walk-through tells you exactly where you are.

    Maintenance That Actually Extends Life

    1. Clear gutters twice a year — fall (after leaf drop) and spring.
    2. Trim back any branches within 6 feet of the roof surface.
    3. Treat moss early with a zinc strip or oxygen-bleach wash; never pressure-wash.
    4. Re-seal pipe boots and exposed fasteners every 8–10 years.
    5. Inspect after every major wind event (gusts 50+ mph).

    None of that adds 30 years to a roof. But it can buy 3–5 years on a roof that's hovering between B and C grade — sometimes the difference between replacing now and replacing on your timeline, with the material you actually want.

    Frequently Asked Questions

    My roof is 18 years old and looks fine. Should I worry?

    Schedule an inspection. Architectural shingles often look acceptable from the ground until they're 2–3 years from failure. The granule loss, mat exposure, and flashing wear show up on a close walk that you can't see from the curb.

    Does a re-roof reset the clock?

    Yes — but only if it's a tear-off and the underlayment is replaced. An overlay (new shingles over old) inherits all the existing problems and typically lasts 60–70% of a clean tear-off.

    Is it worth paying for a 50-year shingle?

    If you plan to stay in the home 25+ years, yes. If you're listing in five years, no — buyers don't pay extra for the upgrade.
